How to use these calculators

Financial calculators turn assumptions into scenarios; they do not know the offer you will receive. Interest rate, term, compounding, payment timing, fees, taxes and insurance can each change the result. Copy values from a lender disclosure or account statement and make sure the rate is an APR, APY or periodic rate as requested.

For a major decision, compare at least a base case and a stress case. A mortgage payment that fits today may become difficult after taxes, insurance, maintenance or income changes. An investment projection should separate contributions from growth and should not treat a constant return as a forecast. HitEquals exposes amortization and component totals where the engine supports them so the headline number can be audited.

Three checks that change the answer

Match the rate to the period

A monthly payment formula needs a monthly rate and a term expressed in months.

Include ownership costs

Property tax, insurance, association dues, maintenance and closing costs sit outside many advertised payments.

Stress-test uncertainty

Compare lower returns, higher rates or reduced income before treating a scenario as affordable.

Before you use the answer

  • Confirm APR versus APY and fixed versus variable rate.
  • Include fees, taxes and insurance that apply.
  • Compare total cost as well as monthly payment.
  • Save the assumptions with the result and obtain regulated advice when needed.

Frequently asked questions

Is a calculator result a loan offer?

No. Approval, rate, fees and underwriting come from the lender and its disclosures.

Why does APY differ from APR?

APY normally reflects compounding over a year, while APR conventions depend on the financial product and disclosure rules.

Does an investment projection predict returns?

No. It shows what the entered return would produce; actual returns and sequence of returns can differ.

What should I compare besides the payment?

Compare total interest, fees, term, flexibility, taxes, insurance and the effect of adverse scenarios.
